When a roof has reached the end of its life

A roof rarely fails all at once. Rust creeps along the laps, fixings work loose, flashings perish, and water gets into the timber, insulation and wiring where nobody can see it. By the time a stain shows on the ceiling it has usually been going on for a while.

That is the point where replacing the roof costs less than paying for repair after repair. We strip the old roof in sections, check the structure underneath and repair it where it needs it, lay a breather underlay, then install your new roofing with matching flashings, so the house is open for the shortest possible time.

Most Auckland homes reroof once, maybe twice, in the life of the house. The decision usually comes down to whether the coating has gone, whether the fixings still hold, and whether the purlins underneath are sound.

  • New roofing in long run steel, shingle or tile
  • Old roof stripped and structure checked
  • Breather underlay to manufacturer spec
  • Matching flashings and spouting
  • Fixed, itemised quote before we start

Decramastic Roof Tiles

Decramastic Roof Tiles

Old panels stripped and replaced with long run steel on the existing framing. Anything pre-1990s gets tested for asbestos before the strip starts, because the bitumen layer can contain it.

Why Choose Us for Your Reroof

Why Choose Us for Your Reroof

01

A straight answer on repair versus replacement

If a repair will genuinely see you through, we will say so. We only recommend a full replacement when it is the better spend, and we show you why on the roof.

02

Fixed, itemised quote before we start

Roofing, underlay, flashings, spouting, scaffold and rubbish removal listed line by line, so you can compare quotes properly and nothing moves halfway through.

03

Weathertight every night

We never strip more roof than we can close the same day. Your home is never left open to the weather overnight.

04

The same crew from quote to cleanup

The roofers who price your job are the ones on your roof. One team, one point of contact, no handovers.

05

Warranties in writing

A 10-year workmanship warranty on the installation, plus the 30 to 40 year manufacturer guarantees on the materials, handed over with your invoice.

What Changes the Price of a Roof Replacement in Auckland

Nobody can price a roof honestly from the street. These are the things that move the number, so you know what we are looking at when we quote.

Roof size and shape

Area is the starting point, but shape matters just as much. A simple gable is quick. Multiple hips, valleys, dormers and changes of pitch all add flashing work and labour.

What is under the old roof

Purlins, battens and framing can only be assessed once the old roofing is off. Sound structure costs nothing extra. Rot or rusted purlins have to be put right before the new roof goes on.

The material and coating grade

Long run steel, shingles and tile all sit at different price points, and coastal sites need a higher coating grade than inland ones. The grade is chosen for your site, not for the quote.

Access and scaffold

A single storey with clear driveway access is straightforward. Two storeys, tight sections, power lines or steep ground mean more edge protection and scaffold, and that is a real cost.

Most replacements are the right time to renew spouting and custom flashings, and the old roof has to be removed and disposed of. Both belong in the quote rather than turning up later.

Spouting, flashings and disposal

Asbestos, where it is present

Some pre-1990s roofs contain asbestos. If there is any doubt we test first, and removal is handled by licensed specialists. It is uncommon on homes but it changes the job when it happens.

How a Reroof Runs, Start to Finish

Five steps from first phone call to handover, with your roof closed up at the end of every day.

01

Free roof check

We come out, get on the roof where it is safe to, and assess what it actually needs. You get photos so you can see what we saw.

02

Written quote and options

A fixed, itemised quote with material and colour options. Where a cheaper sound option exists, we quote that too.

03

Booked in when it suits you

We agree the start date and daily hours around you, the family, pets and driveway access.

04

Staged strip and re-lay

The roof comes off and goes back on in sections, with underlay, fixings and flashings detailed as we go, and closed up weathertight nightly.

05

Final walkaround and handover

We walk the finished roof with you, magnet sweep the property for fixings, and hand over your warranties in writing.

Re-Roofing Auckland FAQs

What is the difference between re-roofing and a roof replacement?

In New Zealand the two words are used for the same job. Both mean taking the old roof off and installing a new one. Some people use re-roof for a like for like replacement and roof replacement when the material changes, but you will hear them swapped around. Either way, that is the work we are describing on this page.

How long does a roof replacement take?

Most homes take about three to seven days depending on size, pitch and how much structural work is needed underneath. You get a clear timeline in the quote so you can plan around it, and the roof is closed up weathertight at the end of every day.

How much does it cost to replace a roof?

It depends on the roof area and shape, the material and coating grade, access and scaffold, and what the strip reveals underneath. That is why we price from an on site inspection rather than aerial photos, and why the quote is itemised so you can see where the money goes.

Do I need council consent to replace my roof?

A like for like replacement usually does not need building consent. Consent can come into it if you change to a heavier material or the property has heritage status. We will tell you what applies to your job before any work starts.

Can I stay in the house while the roof is replaced?

Almost always, yes. We sequence the work so the house stays weathertight and disruption stays low, and we agree daily hours around your household before we start.

Can you replace concrete tiles with long run steel?

Yes, tile to metal conversions are common work. We strip the tiles, check the structure now that it is carrying less weight, and install a new long run roof that is lighter, tougher and easier to maintain.

What warranties come with a new roof?

A 10-year workmanship warranty on our installation, plus the manufacturer guarantees on the materials, which run 30 to 40 years depending on the product and your environment. Both are handed over in writing with the invoice.
